How off-market acquisition, active management and rental repositioning improved income and yield.
Client
Private residential property investor/property company.
Property
Cairn Court, Southampton, a freehold residential investment comprising seven self-contained two-bedroom flats arranged over ground and three upper floors. A total gross internal area of 435.87 sq m / 4,692 sq ft with on-site parking.
The Opportunity
In a competitive residential investment market, the best opportunities are not always openly advertised. Cairn Court, Southampton was acquired off-market, allowing the investor to secure a complete block of seven two-bedroom flats in an established Southampton residential location before wider market exposure.
The property already had several attractive fundamentals. The valuation report described Southampton as a major port city with strong road connections via the M3 and M27 and mainline rail access to London Waterloo, while Bitterne was identified as an established secondary residential and commercial location with access to local trunk roads and Southampton city centre.
The asset also had the benefit of being fully let, with no vacancy, and the report identified consistent residential demand as a strength. However, the opportunity was not simply to buy income; it was to actively manage the asset and improve the performance of the investment over time.
Our Role & Services
Mava Living’s role was to support the client in identifying and realising the latent value within the property. The approach centred on three key areas:
1. Securing the asset off-market
The off-market acquisition route helped the client access an income-producing residential block without going through a fully competitive open-market process. This provided an opportunity to review the property’s income profile, occupational position and longer-term performance potential before repositioning the asset through active management.
2. Reviewing rents against market evidence
At the acquisition date, the block was let with rents of circa £750 per calendar month for the two-bedroom flats. As an experienced letting team, Mava Living could identify potential growth due to location, modern nature of the block and the onsite parking provision which was attractive to tenants.
This highlighted a clear management theme: even where an asset is fully occupied, income can still be improved by reviewing rents carefully, benchmarking against local comparables and implementing appropriate rent increases at the right points in the tenancy cycle.
3. Active residential management
Active management was central to protecting and enhancing value.
The valuation recorded several practical management considerations, including an expired EPC requiring renewal, the need for a clear EPC compliance strategy, and fire safety risk assessment obligations for common parts / relevant premises. These are exactly the types of matters where proactive management can protect income, reduce compliance risk and support long-term asset value.
Adding Value Through Management, Not Just Acquisition
The strength of this case study lies in the fact that value was not created solely by buying well. It was created by recognising that the building had further income potential and then managing the asset actively to realise it.
The original valuation identified “potential rental growth” as an opportunity and also noted that the lack of good-quality, affordable residential stock positioned the asset favourably within the market. In practical terms, this meant the block had the ingredients Mava Living looks for in a residential investment: a lettable product, a proven tenant base, a location with continuing demand, and scope to improve income through sensible rent management.
By implementing rent increases and aligning rents more closely with market levels, the client was able to improve rental returns. As income improved, the investment yield also strengthened, demonstrating how detailed management can have a direct impact on investment performance.
Our Vision
Mava Living’s vision is to help residential property investors move beyond passive ownership and into proactive asset performance. This means understanding not only what a property is worth today, but how it can perform better tomorrow.
At Cairn Court, that meant:
- Identifying an off-market opportunity;
- Reviewing the existing tenancy and rental profile;
- Recognising the gap between passing rent and achievable market rent;
- Implementing appropriate rent increases;
- Maintaining occupancy and reducing void risk;
- Addressing compliance and management matters; and
- Improving the client’s rental return and yield through active, informed management.
This is where experienced residential property management creates measurable value.
Good management is not just about collecting rent and arranging repairs, it is about protecting income, reducing risk, recognising opportunities and helping landlords make better long-term investment decisions.
By focusing on rent reviews, tenant management, compliance and ongoing property oversight, Mava Living helped turn a stable income-producing asset into a better-performing residential investment.
Buying well is important, but actively managing rents, compliance and tenant strategy is what unlocks long-term performance.
