Preparing for Move Out Day: A Complete Guide for Tenants

Check-Out Date

We’re sorry to see you leave. Once you have vacated the property, please return all keys to your local office on or before your check-out date. An Inventory Clerk will carry out a detailed check-out inspection and compile a report.

Re-Marketing & Property Access

Your landlord may request that the property is marketed for re-letting, including placing a “To Let” board outside. To help present the property at its best, we ask for your cooperation in keeping it clean and tidy. Viewings will usually be arranged with at least 24 hours’ notice and during office hours.

We will ensure the property is secured after each viewing.

Mail Redirection

Please make sure you redirect your mail, remember to update your vehicle documents.

Insurance

There is no need to cancel your contents insurance, simply transfer the policy to your new address.

Rent Payments

Please cancel your standing order only after your final rent payment has been made.

  • Cancelling too early may result in outstanding fees.
  • Cancelling too late may result in overpayment.

Any rent arrears must be cleared before the tenancy ends.

Moving Services

If you need help moving, removal services are available. Contact us for more information.

Utility Bills

Please provide details of your current utility suppliers and a forwarding address. We will notify suppliers and submit meter readings where possible.

While we aim to update accounts promptly after check-out, we cannot be responsible for delays from utility providers.

Telephone, Broadband & TV

You must contact your service providers at least 14 days before leaving.

Inventory & Condition

Refer to your original inventory to ensure:

  • Items are returned to their original locations
  • The property is left in a similar condition

This will help avoid delays during the check-out inspection.

Your Contact Details

Please provide a forwarding address and up-to-date contact details, even if you are moving abroad.

Deposit Portal

If your deposit is registered with the TDS Scheme and we manage the property, all negotiations will take place via our Deposit Portal. This allows both you and your landlord to track progress and access updates at any time.

What Happens Next?

Cleaning the Property

The property should be cleaned to a professional standard before you leave.

If you hire your own cleaners, please ensure the work meets this standard, as contractors will not be permitted to return after the check-out inspection to correct any issues.

Damage, Missing Items & Gardens

Fair wear and tear will be considered; however, excessive damage may result in charges.

Please ensure:

  • Any minor repairs (e.g. picture hook holes) are addressed
  • Missing items are replaced
  • All keys are returned (missing keys may result in lock replacement charges)
  • Gardens are left tidy and in line with the inventory (season permitting)

Check-Out Day

The Inventory Clerk will assess the property against the inventory and condition report.

Once the check-out is complete, no further access will be permitted. Ensure all cleaning and preparation is finished beforehand.

Keys

Return all keys to Mava Living offices. Any additional keys should be left inside the property in their appropriate locations.

Failure to return keys may result in lock replacement charges.

After Check-Out

The check-out report will first be shared with the landlord.

Your deposit cannot be returned immediately after check-out.

Deposit Return Process

Once both you and the landlord agree on any deductions, your deposit will be released.

If you disagree with the report, you remain liable for charges, but we will assist in negotiations.

Returning Your Deposit

Your deposit will be returned directly to you by TDS – you will need to log on to confirm your bank details.
